Google AI Overviews and Local SEO: What Service Owners Need to Do Now
August 7, 2026 · The Valley Marketing Group
Google AI Overviews are showing up on more searches every month, and the traffic data is ugly. But most of the panic circulating in marketing circles applies to blog sites and e-commerce — not to the transactional, proximity-based queries that your service business depends on. Here is what is actually happening and what you need to actually do.
If you are running an HVAC company, plumbing operation, dental practice, med spa, or contracting business and you have noticed your organic traffic going sideways, you are dealing with a real shift in how Google surfaces answers. The question is which part of that shift is your problem — and which part is noise from people who do not understand how local service searches work.
What Google AI Overviews Actually Are
The AI Overview is the box of AI-generated text that appears at the top of Google search results, above ads, above the map pack, above organic links, above everything. Google synthesizes information from multiple websites and gives the user a summary answer — which often means they get what they came for without clicking a single link.
A Pew Research Center study of 68,000 search queries found a 46.7% relative decline in organic clicks when an AI Overview appears. For informational queries — "how much does a water heater cost," "what causes an AC unit to freeze up," "how long does Invisalign take" — organic click-through rates drop by up to 61% according to the same data set. When an AI Overview is on the page, users are 60% less likely to scroll down to traditional results at all.
That is a meaningful change. If your content strategy has been built on capturing informational top-of-funnel searches, AI Overviews are taking a real bite out of that traffic.
The Part That Does Not Apply to You
Here is where service business owners need to stop borrowing panic from e-commerce and content-site blogs. AI Overviews appear far less frequently on high-intent, transactional local queries — the searches that generate your actual phone calls.
When someone searches "AC repair Phoenix" or "emergency plumber near me," they are not looking for an explanation of how AC repair works. They are looking for a phone number and a truck that can show up today. Google knows that. Its AI Overview mechanism is much less likely to appear on those searches, which are still dominated by the Google Business Profile map pack.
According to MyBranding Agency's 2026 local search analysis, proximity-first queries — the transactional searches that drive your phone calls — remain controlled by map pack results, not AI Overviews. Your GBP is still the primary real estate for the searches that actually convert to revenue.
The searches that are getting disrupted are the informational ones: "what is the difference between a heat pump and a traditional HVAC system," "how much does a dental crown cost," "do I need a permit to replace my water heater." Those were generating awareness-stage traffic. Losing some of it hurts, but those visitors were not calling you on the same day they searched.
The Part That Does Apply to You
Two things are genuinely shifting for service businesses, and pretending they are not is how you fall behind competitors who adapt.
First: Informational content you built to capture top-of-funnel searches is getting less traffic. If you invested in educational blog content that drove calls indirectly — cost guides, comparison articles, FAQ posts — that pipeline is thinning. Not gone, but thinner. You need to account for that.
Second: Being cited inside an AI Overview has become a new form of visibility. When someone searches "what to look for when choosing an HVAC company" or "how to find a trustworthy plumber," the AI Overview pulls from a handful of sources and displays their content as the answer. Businesses mentioned or linked within those AI summaries get exposure that does not require a click. Businesses that are not there are invisible above the fold.
According to Revved Digital's 2026 local search analysis, businesses not appearing in AI Overviews on relevant informational queries were leaving an estimated 80–100 calls per month on the table in competitive markets. That is the gap between showing up and not showing up in the AI layer.
What Gets Your Business Cited in AI Overviews
Google does not publish a formula, but the pattern from documented case studies is consistent enough to act on. Here is what pulls your content into AI Overview responses:
- Specific LocalBusiness schema: Not generic Schema markup — the
@typeproperty set to your exact business type:Plumber,Dentist,HVACBusiness,RoofingContractor. Generic types do not differentiate you. Specific types signal to Google exactly what you are and who you serve. - FAQ schema on your service pages: Pages with FAQ schema are significantly more likely to be pulled into AI Overview responses, per Growth Marketing FL's 2026 service business SEO research. The AI is trained to synthesize answers to questions, and FAQ schema makes your answers easy to identify and extract.
- Direct, specific answers: The AI favors content that answers the question plainly and with specificity. A paragraph that says "most water heater replacements in Phoenix run $1,200–$2,000 for the unit and labor, with tankless systems ranging from $2,500 to $4,500 depending on the install" is more AI-Overview-ready than vague content that says "prices vary by location and unit type."
- Consistent citation authority: Your business needs to be mentioned consistently across directories, review platforms, and industry sites. AI systems treat consistent third-party citations as a trust signal, similar to how traditional SEO treats backlinks. An inconsistent or sparse citation profile weakens your AI visibility regardless of how good your on-site content is.

Your Google Business Profile Does More Than You Think Now
For every proximity-first search — anything where the caller is near you and ready to book — your Google Business Profile is still the primary signal. Map pack rankings determine whether your phone number shows up before someone even considers scrolling to organic links.
What has changed is that a strong GBP now also influences whether you appear in AI Overviews on local queries. The AI draws from the same signals that power the map pack: review count, review recency, accurate business categories, complete service listings, and up-to-date information.
A GBP that has not been updated in 90 days is underperforming on two fronts simultaneously. Add seasonal services, update hours for summer or holiday schedules, upload fresh photos of jobs you have completed, and respond to every review. As we covered in the BrightLocal 2026 review survey, 97% of consumers read reviews before booking a service business, and 19% expect a response to their review the same day. That is both a ranking factor and a trust signal doing double duty.
What to Do With Your Content Strategy
If AI Overviews are absorbing traffic from your informational content, you have two adjustments to make.
Go more specific: "How much does AC repair cost" is exactly the kind of query an AI Overview absorbs. "How much does AC repair cost in Phoenix when your condenser fan motor fails in August" is specific enough that the AI either cites you directly or does not appear — and either way, the searcher who finds your content is further down the funnel. Specificity is a defensive move against AI summarization.
Go more bottom-of-funnel: Comparison and opinion content — "Is X brand worth it," "Why we use Y equipment instead of Z in Phoenix installations," "Three things to ask before you hire a plumber in Scottsdale" — requires a stance. AI cannot produce your opinion. It cannot reproduce your specific market knowledge. That content is genuinely defensible in a way that generic how-to content is not.
Our SEO content AI helps service businesses systematically build this kind of specific, opinionated, locally-grounded content at scale — the kind that gets cited in AI Overviews rather than replaced by them.
The Structured Data Audit Most Businesses Have Never Done
Pull up your website's source code and search for schema.org. If you do not find it, you have no structured data. If you find it but the @type is "LocalBusiness" without a specific subtype, you are leaving AI visibility on the table.
The fix is not complicated. Add or update your JSON-LD structured data block to include:
- The correct specific
@typefor your business (e.g.,Plumber, not justLocalBusiness) - Your complete service area with
areaServedlisting your specific cities and zip codes - A
hasOfferCatalogblock listing your specific services - FAQ schema on each service page with 3–5 questions real customers ask
This is a one-time implementation that does not require ongoing maintenance. It is also the baseline requirement that most of your local competitors have not bothered to do.
The Actual Bottom Line
AI Overviews are a real shift, not SEO hype. For service businesses, the impact on your core transactional queries — the ones that generate calls — is lower than the headlines suggest. The impact on informational content is real and getting bigger.
The businesses falling behind are the ones with vague content, outdated GBPs, and zero structured data. The fix is specific: proper schema, opinionated content with local pricing specifics, a GBP treated as a live marketing asset rather than a set-and-forget profile, and a plan for getting cited in AI Overviews on the queries that drive awareness.
