San Tan Valley's 2.25% Town Sales Tax Is Live Today — What Every Business Here Must Do

    October 1, 2026 · Joshua Filani

San Tan Valley's town transaction privilege tax went live today, October 1, 2026. If your business sells goods or taxable services inside the town limits, you are now legally required to collect a 2.25% town TPT — and if you don't have a town business license yet, the clock is running.

This is not a soft launch. The Town of San Tan Valley adopted its sales tax ordinance in summer 2026, setting the rate at 2.25% for most retail categories — higher for contractors (5%) and hotels (4.25%). Combined with the 5.6% state rate and 1.1% Pinal County rate, the total combined sales tax inside San Tan Valley town limits is now 8.95%. Outside the town limits, it stays at 6.7%.

    What the Rate Actually Covers

Arizona's "sales tax" is officially a transaction privilege tax, which means it's technically a tax on the business for the privilege of doing business — not on the customer. You remit it regardless of whether you collect it from customers, so the responsibility is on you to get this right from day one.

San Tan Valley's newly adopted tax rates break down by business category:

    • Retail sales, restaurants, bars, rentals, utilities: 2.25% town portion
    • Construction contracting: 5% town portion
    • Hotels and short-term rentals: 4.25% town portion
    • Use tax: 2.25%

If you're a plumber, HVAC company, electrician, or general contractor working inside the town limits, that 5% rate applies to your construction contracting work. On a $15,000 HVAC system replacement, you're now responsible for $750 in town TPT on top of the state and county portions.

    Two Licenses, Not One

Many San Tan Valley business owners assume that because they have an Arizona state TPT license, they're covered. They're not. Under the new town code, businesses operating inside the town limits need two separate licenses:

    1. Arizona state TPT license — issued by ADOR; most existing businesses already have this for state and county obligations
    2. Town of San Tan Valley business license — new as of October 1, 2026, $50 for most businesses, processed through the town's permitting portal

The window to register during the grace period runs through December 31, 2026. Businesses that register during this period are covered through December 31, 2027. After the deadline, operating without a town license is unlawful under the town code.

According to the Town's official sales tax business guide, the TPT license and business license are separate applications. You add San Tan Valley as a new reporting location on your state TPT account through ADOR, and you apply for the town business license separately at the town permitting portal. Both must be active before you file your first monthly or quarterly return.

Your Google Business Profile Has a New Problem

Here's the issue most people aren't talking about: when San Tan Valley was an unincorporated community, Google Business Profile addresses were formatted as "San Tan Valley, AZ" under Pinal County with no municipal identity. Now that it's an incorporated town as of September 17, 2025, Google is gradually updating how it indexes and ranks businesses in this geography.

If your profile still shows your business in the wrong jurisdiction, or if your service area is still configured the way it was when you were servicing an unincorporated community, you risk showing up in the wrong search results — or not showing up at all when someone inside the new town limits searches for your service. This is exactly the kind of local issue that national marketing templates miss entirely. A Phoenix firm running your SEO from a checklist doesn't know San Tan Valley's municipality status changed fourteen months ago. If you want a second set of eyes on your profile setup and search visibility, a free audit from us covers exactly this.

What Service Contractors Need to Do First

HVAC companies, plumbers, electricians, roofers, and general contractors in San Tan Valley face the highest exposure because the construction contracting rate is 5%, not the general 2.25%. Here's a practical checklist for the next 30 days:

    • Log into your ADOR account and add San Tan Valley as a new TPT reporting location
    • Apply for the town business license through the town's online permitting portal before December 31, 2026
    • Update your invoicing software to apply the correct rate for jobs inside town limits — ZIP codes 85140 and 85143 are the primary San Tan Valley ZIPs; confirm specific jobs against the town boundary map
    • Alert your accountant — this changes your quarterly TPT filing calculations
    • Update your Google Business Profile service area to reflect the incorporated town correctly
    • Check whether any of your current Google Ads geo-targeting needs to be updated to include the new town name

The Marketing Angle Your Competitors Are Missing

San Tan Valley crossed 100,000 residents before it had a zip code that Google recognized as a distinct municipality. Businesses that establish and optimize their digital presence for the Town of San Tan Valley now — while competitors are still figuring out their QuickBooks settings — will own those local search results for the next two to three years.

The window to rank without meaningful competition in San Tan Valley search terms is open. It won't stay open long. Within 12-18 months, better-funded competitors will have figured this out and moved their resources here. The businesses that move first capture those positions and hold them. What This Means for Your Pricing and Marketing Budget

The launch of the town TPT creates a natural moment to revisit your marketing infrastructure. Your website service area pages, your Google Ads geo-targets, your Google Business Profile, and your social media presence all carry old language — "serving the San Tan Valley area" instead of "serving the Town of San Tan Valley." These are small changes, but they signal to Google and to customers that you're a legitimate local presence, not a Phoenix company that happens to take calls from the area code.

If you're evaluating your marketing spend for the next quarter, this is exactly the right moment to invest in San Tan Valley-specific presence. The cost of establishing that presence is lower right now than it will be once the competition catches up.
